118 cost rental homes launched in south Dublin today
Gary Ibbotson 23 Aug 2022The Minister for Housing Darragh O’Brien T.D. launched 118 cost rental homes in South County Dublin today.
The 118 homes consist of 44 one and two-bed apartments at Parklands, Citywest and 74 one and two-bed apartments at Kilcarbery Grange, Clondalkin.
Minister O’Brien first visited the Parklands development in Citywest where 44 homes have been delivered by Harcourt Developments.
The rents for these cost rental homes are set at €1,264 for two-bed apartments and €1,297 for the two-bed duplexes.
The Parklands development in Citywest is a mixed tenure development, which will comprise 1,010 homes on completion.
“A significant number of homes have already been completed and have been sold to individual purchasers and first-time buyers,” a spokesperson for Tuath Housing says.
The homes at Kilcarbery have been delivered by the builder Adwood Developments Ltd while the rents for these 74 homes are set at €1,025 for a one-bed apartment and €1,229 for a two-bed apartment.
All 74 properties have now been allocated to tenants eligible for cost rental accommodation using a lottery system run on Tuath’s website and are let at more than 33 percent discount on current rental levels for the area.
“Kilcarbery Grange is a new development which, upon completion, will consist of more than 1,000 ‘A’ rated energy efficient new homes adjacent to the villages of Clondalkin and Lucan.
“This development represents the first truly mixed tenure Strategic Housing Development implemented by South Dublin County Council, which upon completion, will provide social housing, cost rental, affordable for sale, private rental and owner-occupied accommodation and is an excellent example of public, private and voluntary partnership in action,” Tuath Housing says.
These 118 new build homes have been provided in collaboration with South Dublin County Council and delivered via a combination of funding from the Department of Housing, Local Government and Heritages’ Cost Rental Equity Loan (CREL) scheme and the Housing Finance Agency (HFA).
Speaking at the launch, Minister O’Brien said: “The delivery of cost rental homes is happening and it’s making a positive difference.
“Cost Rental is a new form of housing in Ireland.
“It is State-backed and the tenancies are long-term and secure.
“Tenants are charged a rent that covers the cost of delivering, managing, and maintaining a home only, making homes more affordable.
“These 118 cost rental homes in South County Dublin will provide families and individuals with secure, affordable rental accommodation, and, as we deliver more of these homes at scale, will help make Ireland’s housing market more affordable overall.
“Under Housing for All, a healthy pipeline of cost rental housing is building up and more developments are due to come on stream shortly.
“Government wants to make affordable rent a reality and I am delighted that in both of these new developments, tenants will pay rents which are more than 30% below local market rents. I’d like to thank Tuath for their work in bringing these projects, and more, to fruition.”
