Residents group set to oppose plans for The Goat site

Plans lodged by publican Charlie Chawke to build 299 apartments on a site beside his Goat Grill bar in Goatstown are set to be opposed by local residents groups.

On Februrary 26 Mr Chawke’s Charjon Investments lodged fast track plans with An Bord Pleanala for a Strategic Housing Development (SHD) scheme of 299 apartments, a 22 bedroom hotel, six retail outlets, child-care facilities along with the renovation and extension of the Goat Grill.

The plans, which can be viewed here, include a development on the 4.6 acre site consisting of four apartment blocks ranging from five to eight storeys in height.

However, the Council local area plan for the Goat Grill site specifies that only developments of three storeys with an additional set-back storey can be built.

As part of the plan, Mr Chawke’s firm has put an indicative price tag of €16.4 million on 30 apartments it plans to sell to Dun Laoghaire Rathdown Co Council in order to comply with social housing requirements.

This is based on Charjon putting an estimated value of €186 million on the proposed 299 apartments, which includes a value of €12.5 million on the site.

The company is planning to sell 17 one-bedroom and 13 two-bedroom apartments to the Council.

It has put an indicative price range of €408,237 to €595,028 on the one-bedroom apartments, with two bedroom apartments at €676,169 to €768,297.

Residents and interested parties have a five-week period to submit objections or observations for the site.

The local Taney Area Residents Association has confirmed that it intends to respond to the planning application.

In a statement released on Twitter last Wednesday, the group said: “At tonight’s meeting of the Taney Area Residents’ Association committee we agreed to work on a coordinated response to the proposed developments at The Goat with our neighbours in Birchfield, Drummartin and Knocknashee.”

A decision is due on the application in June.
