LDA submits plans for over 700 homes in Clongriffin

The Land Development Agency (LDA) has lodged plans for a major new 711-home residential development in Clongriffin.
The Large-Scale Residential Development (LRD) application has been submitted to Dublin City Council and relates to a 3.47-hectare site in what is one of Dublin’s fastest-growing Strategic Development Regeneration Areas.
In addition to the new homes, the LDA is also proposing new community and cultural amenities as well as retail spaces, a café, restaurant, and a new childcare facility.
The proposed project is Phase 2 of the LDA’s wider regeneration of land the Agency acquired in Clongriffin in late 2023, which has the potential to deliver up to 2,000 homes in total.
Construction started on 408 cost rental and social homes across two apartment blocks as part of Phase 1 in 2025 and these are due to be completed later this year.
The new Phase 2 development is located in a part of the land near to Clongriffin train station, beside Main Street, Friar Street, Market Street, Station Square and Clongriffin Road.
The scheme comprises three apartment buildings and will include a mix of studio, one, two and three-bedroom homes; designed to support a diverse and sustainable community for people at all stages of life.
Subject to approval, this phase will deliver a high-quality, sustainable urban neighbourhood with a strong emphasis on community infrastructure and new services, active travel, and public realm enhancements.
Key features of the proposed development include:
· 711 apartments across three residential blocks
· 90% affordable homes, 10% social homes
· New community, cultural and arts spaces at ground-floor level
· Retail, café and restaurant units at ground-floor level along Main Street and on Station Square
· A standalone two-storey childcare facility with outdoor play space
· New landscaped public realm and pedestrian-friendly streets
· Extensive cycling infrastructure and EV-enabled parking
· Green roofs, solar PV panels and sustainable drainage systems
The proposed development also includes bicycle and car parking spaces, with a strong emphasis on active travel and connectivity.
Market Street would also be extended and enhanced through new pedestrian and cycle routes, planting, seating and public realm improvements.
The proposed residential mix includes:
· 50 studio apartments
· 304 one-bedroom apartments
· 351 two-bedroom apartments
· 6 three-bedroom apartments
