New homes in Montpelier, Dublin 7 (Formerly O’Devaney Gardens site)

Dublin City Council has announced that eligible applicants will be able to apply for the first 66 affordable purchase homes at Montpelier, Dublin 7 from the 11th of June 2025.

The Montpelier development has seen Dublin City Council partner with Bartra and Tuath Housing to deliver 1,044 new homes in the heart of Dublin 7, just 3km away from O’Connell Street.

The development is being delivered in phases and, as well as A-rated homes, will encompass new parks, dedicated community spaces, shops, a café and a crèche.

The development has been designed to foster community spirit, enhance resident wellness and provide a sustainable lifestyle.

The first phase of the development will be completed in 2026 and will comprise of 379 A-rated social, affordable and cost rental homes.

The social and affordable homes will be delivered by Dublin City Council, and the cost rental homes will be delivered by Tuath Housing.

Applications for the first 66 affordable purchase apartments, which will be ready for occupation in February 2026, will be welcomed by Dublin City Council from 11th June 2025.

When these homes are first occupied, facilities such as creches and shops will already be on site.

“The delivery of Montpelier is the beginning of a new phase in the life of this community and will create a stronger, even more energetic neighbourhood for those who make it their home.”

The Affordable Purchase Scheme allows Dublin City Council to make homes available to those who need help to bridge the gap between their mortgage, deposit and the market value of the home.

Dublin City Council bridge that gap with a monetary contribution which is then represented as a percentage equity share in the home.

The first 66 affordable purchase homes at Montpelier will be available at an average 20% reduction to the open market values of a similar home, giving eligible households the opportunity to live in high quality city centre homes at a reduced cost.

The price of the one-bedroom apartments will start at €257,900 for a ground floor unit rising to €270,000 for the upper floors (4th & 5th).

Those with a gross household income in the range of approx. €58,000 to €72,000 will be considered for these homes.

The two-bedroom ground floor apartments start at €334,000 rising to €356,800 for the upper floors.

Those with a gross household income in the range of approx. €75,000 to €91,000 will be considered for these homes.

Households on lower incomes, who have additional savings, may also be eligible to apply.
