Connolly Station site to be developed

CIÉ is seeking expressions of interest for the redevelopment of 4.85 acres at Connolly Station.

The main site comprises CIÉ Group buildings, a car park and a section of existing railway sidings accessed from Sheriff Street Lower.

There is also an option on a second site, which is two acres in total and comprises of the airspace above the existing railway sidings.

Connolly is the country’s busiest railway station catering for approximately 30,000 passengers per day.

CIÉ say the proposed redevelopment will enhance the area and provide greater facilities for train customers.

The site is outside the docklands fast-track planning Special Development Zone but has been earmarked for mixed use and, subject to planning approval, could provide for over 100 residential units, office space, hotel or other uses.

“The location of this site presents a unique opportunity for a mixed use development that will enhance our existing customer experience and provide a new commercial and residential hub in an extremely central area,” said Frank Masterson of CIÉ Group Property.

Minister for Transport, Tourism & Sport, Shane Ross, believes development of the site will deliver benefits on two levels.

“Firstly, it will improve the passenger experience at the country's busiest train station,” he explained during a visit to the site last week. 

“And crucially, it will help address the desperate need for housing in the north inner city.

“This move is potentially significant for our housing efforts, financially prudent wfor the company and will benefit passengers – a win-win-win!”

The site is being marketed for CIÉ through its agents, Knight Frank.
