Applications open for first phase of Hampton Demesne in Balbriggan

The Land Development Agency (LDA), Fingal County Council (FCC) and Ballymore have today announced the details of the application process for the first 73 Starter Homes at Hampton Demesne, Balbriggan.

The 73 homes are the first to be made available for purchase within Phase 1 of the development, which is under construction and will deliver 259 Starter and Social homes in total.

The initial sales phase includes 73 homes, comprising 6 four-bed houses, 54 three-bed houses, and 13 two-bed houses. Each of these A-rated homes, built by Ballymore, will have private rear gardens.

Upon completion, Hampton Demesne will deliver 817 Starter and Social homes, alongside a crèche, a new park with recreational facilities for all age groups, and a local neighbourhood retail centre. The development will also be well serviced by cycle and car parking facilities.

Funding through the Government’s Housing Infrastructure Investment Fund (HIIF) has supported the delivery of essential infrastructure at Castlelands, helping to unlock the site for residential development and accelerating the delivery of new homes.

The funds will support infrastructure including the Castlelands Link Road, a rail overbridge for the Dublin-Belfast railway line, the R127 realignment, a pump station which can facilitate a future swimming pool, major service diversions and new water infrastructure.

All of the homes in this initial sales phase will be made available to eligible buyers through the Starter Home Purchase Scheme, which is managed jointly by Fingal County Council and the LDA. Applications will be accepted via an online portal which will go live on 19 August at 12 midday.

With the application of government supports and equity contributions, prices for the Starter Homes begin at €330,000 for two-bed houses; €370,000 for three-bed houses; and from €430,000 for four-bed houses.

The Starter Home Purchase Scheme enables eligible buyers to bridge the gap between the price of the home and the amount of personal funds and mortgage available to them. The scheme involves a shared equity arrangement, which effectively lowers the upfront cost and enables Fingal County Council to hold an equity interest in the property until it is repaid, or the home is sold.

The remaining 186 homes in Phase 1 will be completed by 2028.

 “Hampton Demesne is about much more than housing. Thanks to funding from my own Department through the Housing Infrastructure Investment Fund (HIIF), it will also deliver the infrastructure and community facilities needed to support a growing population, helping to create a sustainable new neighbourhood here in Balbriggan. 

 “As outlined in the Government’s Housing Action Plan, ‘Delivering Homes, Building Communities’, increasing housing supply remains the Government’s top priority, and developments like this are making a real difference for people looking to buy a home for the first time.”
