137 affordable homes planned for Cherry Orchard

The Land Development Agency (LDA) and Dublin City Council (DCC) have today announced plans to seek planning permission for 137 affordable purchase homes in Cherry Orchard.

The proposed homes form part of Phase 2 of the Cherry Orchard Point residential development, which will be built on 13.01 hectares of council-owned land.
The application follows a public consultation process and will include 13 two-bed houses, 88 three-bed houses, 18 two-bed duplexes, and 18 three-bed duplexes.
This development is part of a larger plan to deliver 1,131 cost rental, affordable purchase, and social homes alongside a creche and 23,400 square metres of retail space across four phases.
Phase 1 of the development received planning approval from An Bord Pleanála (ABP) in July 2024, with 708 homes planned – 547 cost rental and 161 social.
A tender process is currently under way, and work on the first 389 homes is expected to begin by the end of this year.
The Cherry Orchard Point development is located beside Park West & Cherry Orchard Railway Station and is adjacent to the M50, providing easy access to businesses and employers in Park West Business Park.
Phase 1 will also deliver amenities such as a supermarket, retail units, cultural and community spaces, and a childcare facility.
Once complete, the development will feature landscaped open spaces, a plaza, outdoor fitness trail, playground, and a multipurpose games area.
Parks and civic spaces will be connected by tree-lined streets, while residents will benefit from integrated public transport and pedestrian-friendly infrastructure.
The plans align with other public projects in the area under the Park West-Cherry Orchard Local Area Plan, approved in 2019.
These include the redevelopment of Cherry Orchard Park into a sports hub and a new village hub with senior citizen housing and retail units near St Ultan’s School.
Additionally, 172 affordable homes are planned locally with a target completion date of 2027.
Phelim O’Neill, Director of Development at the LDA, described Cherry Orchard Point as “an exciting project, which will transform a major underutilised site in a key part of west Dublin.”
He added, “Our Phase 2 application proposes a further 137 homes and, if approved, these will add significantly to what will ultimately be a well-connected and well-served new community.”
