LDA to deliver over 600 new homes in Seven Mills in partnership with Cairn

The Land Development Agency (LDA) has today announced the planned delivery of over 600 cost rental homes in Seven Mills in Dublin 22.
The 607 apartments are being delivered in partnership with Cairn and are already under construction at Seven Mills, a new town being developed beside the Grand Canal between Clondalkin and Lucan.
The new apartments have been secured under the LDA’s Homebuilder Partnership Framework (Project Tosaigh) with the first homes to be completed by the end of this year.
They are being developed in a 12-acre section of Seven Mills called Cooper Square, which consists of 257 one-bed, 318 two-bed and 32 three-bed apartments.
All of the apartments will be made available as cost rental homes. This is a new tenure, which provides a secure, long term rental option at below market rates.
It is designed to assist those who do not quality for other state supports, but who are struggling to afford to rent in the private market.
Cooper Square will deliver to the Passiv Haus standard, which is designed to reduce heating bills and offer residents an increased standard of comfort.
Seven Mills is 13km from Dublin’s City Centre and residents will be able to travel directly by rail to Heuston Station in about 12 minutes, Connolly Station in around 30 mins and Grand Canal Dock in under 40 minutes.
Seven Mills is served by two train stations, and all homes in the new town will be within 500 metres of a station.
There is also easy access to key transport routes including the M50, N4 and N7 roads in addition to the Grand Canal Greenway cycle route which runs direct to Dublin city.
The area is located next to several business parks, major employers and retail outlets.
Liffey Valley Shopping Centre is eight minutes away by car and Dublin Airport can be reached in 20 minutes.

Seven Mills is being developed by Cairn within the Clonburris Strategic Development Zone.
The town has been planned around two retail and commercial hubs with shops, restaurants, meeting areas and new office buildings.
Once completed, Seven Mills will be about the size of Maynooth in Co Kildare with over 5,500 homes, including over 3,000 that are eligible for first home scheme, cost rental and social and affordable.
Construction started on Seven Mills in January 2023 with the first residents moving into their new homes before the end of 2023.
Residents will have access to all of amenities expected in an established town including schools, creches, healthcare and leisure facilities as well as places to live and work.
Set amidst 225 acres of green space including parks, playgrounds, cycleways and biodiversity areas, Seven Mills is being developed with a strong emphasis on community and sustainability.
Each of the neighbourhoods in the new town are designed to be pedestrian friendly with safe streets and amenities located within easy walking or cycling distance.
All residents of Seven Mills will be within 2 minutes of green, open space.
