Padraig Conlon 06 Oct 2022Dublin City Council has lodged a planning application to build 578 social and cost rental homes together with a mix use development to include a supermarket, library and community facilities in Inchicore.
The Emmet Road Mixed Tenure Development will transform a vacant site at the former St Michael’s Estate into a vibrant, residential led neighbourhood.
Welcoming Dublin City Council’s progression on the Emmet Road development, the Minister for Housing Darragh O’Brien TD said:
“The Emmet Road development copper-fastens a key commitment in Housing for All to provide an optimal mix of social and affordable housing within housing developments.
“Significantly, it points to the benefits of creating a sustainable residential development that caters for essential tenure options alongside community and commercial facilities.”
Dublin City Council’s Assistant Chief Executive and the Head of Housing Coilín O’Reilly said: “This planning application for 578 homes is a major milestone and step forward in Housing Delivery for DCC as it strives to provide homes and meet its targets in Housing for All.”
Designed by Bucholz McEvoy Architects, the council say the Emmet Road scheme will consist of buildings ranging in height from three to seven-storeys.
The residential buildings are laid out in two plots arranged around high quality landscaped courtyards with green spaces for residents and play areas for children.
The residents have accessible parking which includes 920 bicycle spaces, with car parking spaces which are electric vehicle compatible along with the availability of car sharing facilities on site.
The mixed use development fronting Emmet Road includes a community hub and library building, shops, café and a supermarket with residential homes above.
This will serve the growing community and become an integral part of the local area.
Emmet Road is anchored on high-quality public realm, landscaping and a mix of engaging communal and amenity spaces.
It focuses on the resident experience – to create a sense of community and a sustainable thriving new quarter of the city.
There will be extensive communal green space and play facilities, which is an integral part of the architecture.
The development will offer a mix of accommodation suitable for single people, couples, and families with a mix of studios, 1 bedroom, 2 bedroom and 3 bedroom apartments.
