The Large-scale Residential Development (LRD) application proposes 564 apartments across three residential blocks ranging in height from six to 12 storeys.

The proposals also include a childcare facility, arts, cultural and community spaces, landscaped communal and public open spaces, play areas and cycling infrastructure.

The development is proposed to be built beside the new Ballymun Metrolink station, ensuring even greater connectivity, both into the city and through North County Dublin.

The proposed homes comprise 91 studio, 190 one-bedroom and 283 two-bedroom apartments.

If approved, Block 1 will range from ten to 12 storeys and provide 253 apartments; Block 2 will be nine storeys and provide 90 apartments; and Block 3 will range from six to eight storeys and provide 221 apartments.

A childcare facility is included at ground-floor level in Block 1, together with an external play area. Four cultural, community and arts spaces are planned across the three blocks.

The proposed development includes a landscaped communal area with a play space as well as public open space with a second play area to the north-east of the site.

The proposals are designed to support the creation of a sustainable residential community, with attractive open spaces and amenities for residents and the wider area.

The proposals place a strong emphasis on sustainable transport and active travel.

They include over 1,100 bicycle parking spaces for the residential development, a further 32 spaces serving non-residential uses, a new mobility hub and 177 car parking spaces, including 10 car-club spaces.

Seven motorcycle spaces and two service bays are also proposed.

Subject to a grant of planning permission, construction is targeted to begin in H1 2028.

John Coleman, Chief Executive of the LDA, said: “The submission of this planning application represents an important step towards delivering 564 new homes in a closely connected community in Ballymun.

“The proposals combine a good housing mix with childcare, community, arts and cultural facilities, and significant open spaces for the community.

“Ballymun is a well-established and close-knit community, and our plans have been designed to support its continued growth. We look forward to progressing the application through the planning process.”
