Residents receive keys as regeneration project reaches major milestone

Dublin City Council, in partnership with Tuath Housing, the Department of Housing, Local Government and Heritage, Bartra and Sisk, has marked a key milestone at the Montpelier development in Dublin 7, with the completion of all 379 homes in Phase 1, representing one-third of the overall development, as well as the topping out of a further block of apartments under construction.

Montpelier is a major regeneration project on the former O’Devaney Gardens site, which will provide 1,046 homes across a mix of housing tenures.

The completion of Phase 1 sees new homes delivered across a range of tenures comprising 139 Social, 165 Affordable Purchase and 75 Cost Rental homes.

Tuath also marked the topping out of a further apartment block, representing a positive milestone in the delivery of an additional 189 new Cost Rental homes, due for completion in 2027.

Tuath has seen significant interest in its Cost Rental homes at this development, with 5,279 applications for the first phase of Cost Rental apartments.

Applications are now being accepted for the next release of 68 Affordable Purchase homes in Phase 2, which will be ready for occupation in December.

Applications will be accepted exclusively online until 12 noon on 8 July 2026 at https://affordablehomes.dublincity.ie

These will be delivered alongside a further 146 Social homes.

Sara Moore is one of Montpelier’s newest residents who will collect her keys to her home this week.

Originally from Inchicore, she is looking forward to moving close to the Phoenix Park with her young son.

“We are so looking forward to getting our keys. We will still be close to my family, my son’s school and my work, but we will now have a secure place to come home to and will be able to make it our own – and we’ll be able to call the Phoenix Park our new backyard.”

Minister for Housing James Browne TD joined the Lord Mayor of Dublin, Councillor Ray McAdam and representatives from Dublin City Council, Tuath Housing, Bartra and Sisk on site to mark the occasion.

Minister for Housing, Local Government and Heritage, James Browne TD said; “This Government is making an unprecedented investment in housing through our housing action plan, Delivering Homes, Supporting Communities.

“Developments like this, which will ultimately provide 1,046 homes across a mix of tenures, are flagship examples of that progress and our ambition to deliver homes for people at pace – and at scale.

“I am determined to drive on and maintain the momentum we see building now.

“This is about more than targets or delivery timelines for me, it’s about people and I can’t say that enough.

“These homes will enable residents to put down roots, build their community here. I want people to grow up and grow old here.”

Lord Mayor of Dublin, Councillor Ray McAdam, said: “Montpelier is not just a housing development. It is the renewal of a community, the rebuilding of a neighbourhood, and a powerful statement of confidence in Dublin’s future. These are real homes for real people, for families, workers, young people and older residents who want security, stability and a place to build their lives.”

Reaching one-third completion of this landmark development marks a significant step forward and reflects the wider progress being achieved across Tuath’s programme, including surpassing 2,000 Cost Rental homes delivered this year. The continued progress on site and the handover of new homes are key steps in creating a vibrant community close to the heart of Dublin City Centre.”

Councillor Deirdre Heney, Chairperson of the Housing and Social Inclusion SPC, Dublin City Council said: “The provision of these first 379 homes at Montpelier demonstrates real and tangible progress in expanding the city’s housing supply. This mix of tenures will support a diverse and sustainable community, ensuring that more people have access to good, quality homes.”
