DCC opens applications for affordable homes in Dublin 7

Dublin City Council today announced that eligible applicants will be able to apply from 17 June 2026 for the next launch of 68 affordable purchase homes at Montpelier, Dublin 7, formerly the O’Devaney Gardens site.

The Montpelier development is a landmark regeneration project delivering 1,046 A-rated new homes in partnership with Bartra and Tuath Housing.

Located just 3 km from O’Connell Street, the scheme is being delivered in phases and will include new parks, community spaces, shops, a crèche, a pharmacy and a GP practice—all designed to foster community spirit, enhance resident well-being, and support a truly sus-tainable lifestyle.

Following the successful launches of 66 affordable homes in June 2025 and a further 99 homes in November 2025, residents began moving into the first of these homes from Febru-ary 2026.

The entire first phase of the development will complete in June 2026, delivering 379 A-rated social, affordable and cost-rental homes.

Social and affordable homes will be delivered by Dublin City Council, while cost-rental homes will be delivered by Tuath Housing.

Applications are now invited for the next release of affordable purchase homes in Phase 2, which will be ready for occupation in December 2026.

This release comprises 24 one-bedroom apartments, 18 two-bedroom apartments, 6 two-bedroom duplex apartments, 6 three-bedroom duplex apartments and 14 three-bedroom houses.

When these homes are first occupied, key community facilities—including shops, a crèche, a pharmacy and a GP practice—will already be operational.

These Montpelier homes are being made available at an average 26% discount to open mar-ket value under the Affordable Purchase Scheme, with Dublin City Council supporting pur-chasers by bridging the gap between their mortgage/deposit and the market value of a home in exchange for an equity share.

The price successful applicants will pay will depend on how much they (and, if relevant, their spouse/partner) earn.

One-bedroom apartments will cost between €248k and €351k; two-bedroom apartments will cost between €326k and €442k, two-bedroom duplexes will cost between €350k and €432k, three-bedroom duplexes will cost between €365k and €451k and three-bedroom houses will cost between €370k and €475k.

The salary range (single or combined) for one-bedroom apartments is €55k to €79k, for two-bedroom apartments is €73k to €99k, for two-bedroom duplexes is €78k to €97k, for three-bedroom duplexes is €82k to €101k and for three-bedroom houses is €83k to €107k.

House-holds on lower incomes, who have additional savings, may also be eligible to apply.
