Applications open for first phase of Golding Green, Kinsealy

The Land Development Agency (LDA) and Fingal County Council have today announced the details of the application process for the first 50 Starter Homes at Golding Green, Kinsealy.

The 50 homes are the first to be made available for purchase of the new development, which is under construction, and will deliver 193 Starter and Social homes when complete.

All homes, built by Lydon, will be A-rated and include gardens and parking.

The scheme includes a crèche, public open space, a football pitch, new pedestrian links, and a cycle greenway.

The site is located between Clarehall and Malahide, and benefits from strong transport links, including bus services along the Malahide Road and rail access from Portmarnock DART station.

The area is also served by established retail and community amenities.

The sale of the homes will be managed by Fingal County Council through the Starter Homes Purchase Scheme, formerly the Local Authority Affordable Purchase Scheme.

The Starter Homes Purchase Scheme enables eligible buyers to bridge the gap between the price of the home and the amount of personal funds and mortgage available to them.

The scheme involves a shared equity arrangement, which effectively lowers the upfront cost and enables Fingal County Council to hold an equity interest in the property until it is repaid, or the home is sold.

With the application of government supports and equity contributions, prices for the Starter Homes begin at €380,000 for two-bed houses and from €440,000 for three-bed houses.

Mayor of Fingal, Cllr Tony Murphy, said: “While delivering new homes is incredibly important , creating a well-connected, sustainable community where people can put down roots and enjoy access to quality amenities, green spaces and active travel links is also absolutely vital.

“Golding Green will make a valuable contribution to the growth of Kinsealy and to meeting the housing needs of Fingal’s communities.

“I highly encourage any prospective homeowners to consider applying when the portal opens on 8 October.

Golding Green forms part of a broader programme of delivery by the LDA in Fingal.

Construction is underway on over 1,100 homes currently being delivered across Hampton Demesne in Balbriggan and Priory Fields in Skerries.

The LDA is also progressing plans for a strategic Lissenhall site near Swords, which has the potential to deliver c.6,000 homes.

AnnMarie Farrelly, Chief Executive of Fingal County Council, said: “The announcement of applications for the first homes at Golding Green is another important step in Fingal County Council’s commitment to increasing access to home ownership.

“Through the Starter Homes Purchase Scheme, we are helping eligible purchasers overcome affordability barriers and secure a high-quality new home in a growing and well-served location.

“We look forward to supporting successful applicants as this new community takes shape”.

John Coleman, Chief Executive of the LDA, said: “The launch of applications for the first homes at Golding Green marks another important milestone in our partnership with Fingal County Council to deliver more new, high quality homes for people and families across Fingal.

“This development will provide A-rated, energy-efficient homes in a well-connected location and forms part of the LDA’s growing pipeline of housing delivery in the area and throughout the county.”
