The Land Development Agency (LDA) and Fingal County Council (FCC) have today announced the details of the application process for the first phase of 36 affordable homes of a total of 176 affordable and social homes at Priory Fields, Skerries.
The initial sales phase includes 36 homes, which include1-bed apartments and 2- and 3-bed duplexes ranging in height from two to four storeys.
These A-rated homes, built by Lydon, will feature balconies or terraces.
Upon completion, the development will include a crèche, community space, pedestrian and cycle routes and parking.

Well situated, Priory Fields is a 10-minute walk from Skerries train station and a short distance from Skerries town centre.
Local road and junction upgrades will be in delivered in tandem with the new Phase 1 homes to improve safety for pedestrians and cyclists.
A nature-based drainage system will also be constructed on the northern part of the site.
This will be fully landscaped, creating an attractive linear green space that enhances the surrounding environment and provides visual and ecological benefits.
All of the homes in this initial sales phase will be made available to eligible buyers through the Local Authority Affordable Purchase Scheme, which is managed jointly by Fingal County Council and the LDA.
Applications will be accepted via an online portal which will go live on Wednesday 25 March at 12 midday.
With the application of government supports and equity contributions, prices for the affordable purchase homes start from €291,365 for one-bed apartments; €353,800 for two-bed duplexes; and from €395,424 for three-bed duplexes.
The Local Authority Affordable Purchase Scheme enables eligible buyers to bridge the gap between the price of the home and the amount of personal funds and mortgage available to them.
The scheme involves a shared equity arrangement, which effectively lowers the upfront cost and enables Fingal County Council to hold an equity interest in the property until it is repaid, or the home is sold.
The remaining 140 affordable for sale, cost rental and social homes in Phase 1 will be completed by Q1 2027.
Mayor of Fingal, Cllr Tom O’Leary, said: “This is great for Skerries as it marks real progress in delivering more affordable, high?quality and sustainable homes that the community needs.
“This new development will help local families put down roots, support community growth and strengthen Skerries for the future.”
Minister for Housing, Local Government and Heritage, James Browne TD emphasised:
“This is an essential and badly needed development here in Fingal. It’s great to see it up and running and for people and families to proceed to buy a home – I want to see more of this happening in Fingal and across the country.
“Under our new Housing Action Plan, ‘Building Homes, Delivering Communities’, the state aims to deliver 300,000 homes by 2030 – this is a baseline, not a ceiling. We intend to deliver 72,000 social homes with 90,000 affordable supports. This can only be done through schemes like this, and the strong partnership approach demonstrated here by the LDA and Fingal County Council.
“Homes are about the dignity, the safety and the permanency of your own front door.
“No matter who you are, that is so important.
“Affordable, long term housing solutions drive me in my work as Minister on every day.
“These homes will be the places where people and families grow up and grow old and build their lives.
“That is at the end of the day what matters most.”
John Coleman, Chief Executive of the LDA said: “2026 is a year in which the LDA is accelerating to deliver at scale, and it’s wonderful to be able to open the portal to begin the sale of these homes just months after we started construction.
“I would like to recognise the considerable work undertaken by both the LDA and its construction partners, Lydon, as well as colleagues in Fingal County Council in getting us to this stage.
“Priory Fields will enhance the existing community in Skerries.
“These new homes and amenities will foster lasting communities and generate a positive social impact for new and existing residents.”
AnnMarie Farrelly, Chief Executive of Fingal County Council said: “We are delighted to announce the beginning of the sales process for this wonderful new development in Skerries. The quality and housing options being made available are exactly what is needed to deliver societal impact.
“We have successfully brought over 1,000 affordable homes to market over the past five years and are working with partners like the Land Development Agency to significantly increase that number over the next few years.
“This new development including the amenities, facilities and infrastructure being developed, will not just integrate, but add tremendously to the local community in Skerries.
“I would like to thank and congratulate all our partners on their dedication which has brought the project to this important stage.”
