LDA lodges plans for over 400 new homes in Clongriffin

The Land Development Agency is to lodge plans for 408 new affordable homes in Clongriffin in north Dublin as part of the initial phase of the planned Clongriffin Town project.

The homes are proposed to be developed in two apartment blocks on land the Agency acquired in December 2023.

Planning permission was already in place for new homes on the Clongriffin Town site when it was acquired by the LDA. The Agency is now making a revised planning application to Dublin City Council with a broadly identical development taking  into account new  objectives and policies outlined in the Dublin City Development Plan 2022-2028.

In total, the Clongriffin Town land has the potential to deliver more than 2,300 affordable and social homes in addition to community facilities and commercial premises.

As part of the initial development phase, the LDA is seeking approval for 408 high-quality, A rated one, two and three bed apartments, ranging in height from three to seven storeys.

Landscaped courtyards, a roof terrace, a 1,433 square metre public park and a creche are also included in the proposals, with community and cultural spaces being provided on the ground floors of both blocks.

All of the apartments will be made available as cost rental and social homes. The development is located beside the Clongriffin train station and the area is served by a 24-hour bus route.

Subject to a successful planning application, construction could begin on site in Spring 2025 with the first homes delivered in early 2027.

“These first two residential blocks and community spaces form the first phase of a much wider piece of work, which will deliver much needed affordable homes in the north Dublin area. We are hopeful that the local community will support this plan, which will regenerate and improve facilities and services for current and future residents.”
